A possible flat

So we saw a really beautiful house yesterday. We really liked it - it is bright, has two bedrooms, a shower and bath, a nice garden, hardwood floors, big kitchen, gas central heating, and lots of storage. But, the downsides are...it is up a big hill and the public transport there isn't great, and it is at the top end of our budget. We are really torn...anyone have any opinions? We aren't in a huge rush, but really like the place.
